The Bank of Canada held its overnight rate at 2.25% on September 2, 2026. Here’s what the decision could mean for Alberta homebuyers, mortgage renewals and refinance clients.

For Alberta homebuyers and homeowners, the headline may sound like “nothing changed.”

But there are still a few things worth knowing.

A Rate Hold Doesn't Mean Every Mortgage Rate Is Frozen

The Bank of Canada rate has a more direct influence on variable-rate borrowing and lender prime rates.

Fixed mortgage rates work differently. They are influenced by factors such as bond yields, lender funding costs and market competition.

So even when the Bank of Canada holds steady, fixed mortgage pricing can still move.

That's why your mortgage strategy shouldn't depend entirely on trying to predict the Bank's next announcement.

Buying a Home?

For buyers, the rate hold provides some stability—but it shouldn't be the deciding factor in whether you buy now or wait.

Your bigger questions are:

  • What can you comfortably afford?

  • What do you qualify for?

  • How much do you have available for your down payment?

  • Does fixed or variable better fit your plans and risk tolerance?

A good pre-approval should help answer those questions before you start making offers.

Mortgage Renewal Coming Up?

If your renewal is approaching later this year or in 2027, this is a good time to start reviewing your options.

You don't necessarily need to wait for your lender's renewal letter.

An early mortgage review gives you time to compare your current lender's offer with other potential options and consider what has changed since you chose your last mortgage.

Your income, debts, financial goals and plans for the property may all look different today.

Considering a Refinance?

If you're thinking about refinancing to consolidate debt, improve cash flow, renovate or access home equity, the Bank of Canada announcement is only one part of the decision.

The bigger question is whether the numbers make sense for your situation after considering costs, qualification requirements and the longer-term impact.

What About Fixed vs. Variable?

Today's announcement doesn't automatically make one better than the other.

The right choice depends on factors such as payment stability, flexibility, your future plans and your comfort with changing rates.

Trying to perfectly predict the next Bank of Canada move is rarely the best foundation for a mortgage decision.

The Bottom Line

The Bank of Canada held its overnight rate at 2.25%, with the next scheduled announcement coming October 28, 2026.

For most borrowers, the more important question isn't:

“What will the Bank of Canada do next?”

It's:

“Does my current mortgage strategy still make sense for me?”

If you're buying, renewing or considering refinancing anywhere in Alberta, I'd be happy to review your situation and walk through your options.
