This mortgage refinance started with something I always appreciate: a referral from a past client.

Their completed refinance means about $969 less per month than their anticipated payments at renewal—more room in the monthly budget.

Someone I had helped before put these homeowners in touch with me when they needed a way forward. Their second mortgage was approaching renewal, and the payments they would need to make were more than they could comfortably afford.

We found a solution, and their refinance has now closed and funded.

The result? About $969 less per month than their anticipated payments at renewal. That represents approximately $11,625 in annualized cash-flow relief, assuming the difference continues for 12 months.

It Started With a Past Client's Trust

When a past client recommends me, it means a lot. They've experienced working with me and feel comfortable putting my name forward to someone who needs help.

Every situation is different, so that referral starts with a conversation: What's happening now? What's coming next? What needs to change?

For these homeowners, the upcoming payment change was the immediate concern.

The Challenge Was Approaching Quickly

Their second mortgage had prepaid payments, which meant they weren't currently making a separate payment on it. That arrangement was coming to an end.

Once the mortgage renewed, the payments they anticipated making would put too much pressure on their budget.

Past income disruptions and credit challenges also affected the financing options we needed to consider. Finding an appropriate solution meant looking at the whole situation, including the obligations that needed to be paid out and the payments they could manage going forward.

There was also a tight timeline to get everything completed.

How a Mortgage Refinance Created a Way Forward

I arranged a refinance through a Non-Traditional lender, bringing their first mortgage, second mortgage and an outstanding debt into one mortgage.

This addressed the approaching second-mortgage payment issue and consolidated the obligations included in the refinance.

The solicitors I recommended were able to accommodate the tight timeline. Their help was an important part of getting everything completed, and the refinance is now closed and funded.

What the Payment Difference Means

The new arrangement requires approximately $969 less each month than the homeowners anticipated paying at renewal.

If that difference continues for 12 months, it amounts to approximately $11,625 in cash-flow relief.

This comparison is with the payments they were expected to make once the prepaid arrangement ended. It is not a reduction from what was leaving their bank account while the second mortgage was prepaid.

That room in a monthly budget could help with everyday expenses, unexpected bills or building a financial cushion. It gives the homeowners a more manageable payment requirement as they move forward.

Looking Beyond the Monthly Payment

The refinance was structured over a 30-year amortization. That repayment period helps shape the monthly payment, but lower payments alone do not establish lower overall borrowing costs.

The repayment period, refinancing expenses and applicable penalties also matter when considering the full picture.

For these homeowners, the immediate goal was to address an approaching affordability problem. The completed refinance provided a way to do that.

Know Someone Who Could Use Another Opinion?

I'm grateful to the past client who made this introduction. A referral gave these homeowners a chance to explore a different approach before their payment situation changed.

If someone you know is facing a mortgage challenge, they don't need to have all the answers before reaching out. We can start with a conversation. Options depend on their circumstances and lender approval.
